nobody said you have to record it. I get the deed in a trust and dont record it until right before closing or sometimes if i record it its because my agent wants me to. I think it good because it guarentees that you have title and therefore you can list the property and sell it. however, a lot of the deals i do have equity and i do not have to short it. shorting it is just a plus and if you are going to short it i wouldnt record it right away because i believe the Hud has to show the sale from the seller to you personally. SSP might know better
