Getting Pre-Foreclosures From Bank

I am very new to this so I wanted to ask a few questions before making decisions on where to start. I have read many books and my husband and I have spent the past two years researching and want to get into REI.

My question is "How do I go about getting a list of pre-foreclosures from the banks?" Thanks!

    You don't. Banks/Mortgagees aren't permitted to disclose such information.

    If a lawsuit in foreclosure has been filed (depending upon the laws and customs of your state) then it's a matter of public record.

    Try researching any leads in the community papers, it is public record.

    Dont get caught up in only pre-foreclosures. There are many other ways to buy houses. You need to educate yourself, attend seminars, etc....

    Try farming your area. Try absentee owners. Try people who are getting
    divorced. Try people who are trying to
    rent their house with no luck.

    You can get a lis of pre-foreclosures from you County clerks office. Ask them for information on the Lis Pendens list (Defaulting homeowners list) or Notice Of Dfault List. They will be able to help you or at least point you in the right direction.

    Idea! - Call or visit all the realators in your area and find out who the newest agent is in that office. Tell him/her that you are an investor, that you want to buy REI's but you want them before they hit the MLS. Tell him/her that you can close quickly. This green agent will work their but off for you. Don't forget to tell them your critera: no junkers, no warzones, etc.

    Ask a realtor to print out all "Lis Pendens" properties in a neighborhood you like. It takes just the time to get connected. Give him a kiss and tell him you won't forget him if you close on one of them...
