Characteristics Of A Viable Short Sale Candidate

Newer Home, Cosmetic Repairs Only

> default on 1st and 2nd

> 2nd is large enough to take 10% of balance owed and allows for a good equity position in the property

> pay off agreed amount on 2nd and full balance of 1st at closing

> if 1st is fha insured thent he second can only take $1000 which is better for you

Home in need of major repairs

> short the 1st and 2nd

> rely on low bpo amount to justify pruchase price

Any ideas on this or additional scenarios?

    Hi All,

What is your most sucessfull lead generator for short sales ect?.. I am considering signing up for the forclosures daily service they are charging 899 a year for 1 county and I thought that was pretty pricey..

I used Foreclosures Daily prior to my move. They do not provide service for my current county. I can tell you that I miss their service. I tracked their information and it seemed to be updated daily or close to it most of the time. It is hard to determine if the equity listed is correct due to which mortgage, if another one exists, is foreclosing. Just choose your zipcodes, review the information and get to work.

$899 is a steal for not having to go to the courthouse each week. Let me see, 52 weeks @ $50/hr = $2600/year if you can get it done at the courthouse in one hour each trip. Remember you have to drive to the courthouse as well.

To me, it is a good deal.

thanks for the info.. As long as they are accurate and up to date then i can see the 899.
