I have gotten around this by having the homeowner writing a short sentence stating that "they canot provide a listing agreement because they had the property advertised for sale by owner" It has worked nearly every time so far when i dont have a listing agreement to send to the bank
Every short sale that I have done, the lender has wanted a listing agreement on the home. Plus, this also showes that we represent the seller in the transaction.
