Short Term Rental Lease

Does anyone have lease language to handle this:



A family member has a SFH rental in a 55 and over community In FL which someone is interested in renting for the months of Jan/Feb/Mar (which are prime months in FL)? The owners concern is what if the renters decide not to rent the place... when owner has turned away many others?



What do you think is fair? What language should be used in the lease?



Should they lose security deposit, deposit and first month, be bound to the lease after certain time frame?



Any input would be greatly appreciated.
