I know she owes 337,000 but says she owes 410,000 and states it's assessed at 465,000. Also said it needed some interior work (bathroom etc) we'll see. Thanks

    I borrowed Ron LeGrand and Jeff Kaller short sell course and listened to it in a day. Also bought the Short Sell Primer at this web site and read it in an hour. Do you have any Real Estate buddies that can lend you some material?

    Good luck with the angry foreclosure person. They say that if the owner will not be cooperative that you should walk. You need their help to do the SS.

    I have a couple articles on short sales. General and specific.

    Go to http://www.loansforallcredit.com and hit the investor resources link. At the bottom there are a bunch of freebies, articles, forms, ebooks and whatnot. And you will find the short sale information.

    that 73k difference in what you know she owes and what she said she owes may be in the form of a second mortgage.

    also, it may be tough for the short to get pulled off because of the apparent equity in it. there's about 100k+ based on the numbers there.

    what, specifically, do you need help with? what do you need?

    Thanks for the help. I took Robyn thompson's bootcamp and had Jeff K there 2x's. Have been going over my notes. Will go to the site one of you suggested.
    She says there is no 2nd mortgage-
    I guess I need to know how to approach her.

    She says there is no second, but that does not mean there is no second. Always do your own due diligence at public records in county courthouse to verify anything anyone tells you

    You need this ladys complete co-operation whether you do a short sale or institute other options. Tell her that you're not going to let those greedy *?#s steal her property. It just isn't fair that those lenders want to get paid & can't wait a few more years.

    You have access to some big names which should be able to help you. (Ron LeGrand, Jeff Kaller, Lou Brown). When I drop names my list stops at , Lufos..

    Just wanted to let everyone know that she never showed up! While I was waiting there I looked through the windows and of course the pipes burst and there was a flood throughout the first floor God only knows what the basement looks like! And boiler etc. Anyway she doesn't have a clue because I did call her and she said 'Oh well at least everything will be clean? Go figure
