Short Sales Contact By Buyer

My client wants to place an offer on a home the listing agent says is a short sale. What language do I need to include in the contract to protect my buyer. What is the proper way to say they need to let us know if she can get it within 30 days. Should I not ask for any concessions such as warranty, closing cost, or repairs concessions?

    You can ask, but if the "short sale" has been listed properly, the Buyer will have to agree to an as-is purchase, with no seller concessions.
