Short Sale Cover Letter

Does anyone have an example of a really good short sale hardship letter.

    Dear Sirs,

    Burl Markson and I are requesting your acceptance into the preforeclosure sale program. We have listed the property with Sam Baker Properties at an asking price of $67,900. We are hoping to get an offer soon after it is inputted into the MLS. Sam did a Comparative Market Analysis (CMA) after viewing the property and neighborhood and Burl had a repair estimate prepared. After reviewing the CMA and the repair estimate, it was determined that $67,900 was a fair market price.

    Please note that Burl Markson is not making excuses for his current financial situation, but he has had severe hardships during the past two years. Late last year, his wife of twenty years passed away. Not only did he have an emotional loss, he lost more than half of the household income. Three were also numerous costs associated with her illness and death, and there was loss of work for Burl during her illness and his grieving. Then earlier this year he had several expensive car repairs and then had to buy a car which increased his monthly expenses. Then this summer, he had hurricane damage and had to replace his roof. Burl hopes that you will understand that bad things happen to good people. He is asking that you work with him to resolve the current situation, before it ends in a foreclosure. Burl is extremely regretful for his inability to pay the mortgage, but because of his wife’s death, car troubles, and the hurricanes he can no longer afford the house. Burl is very upset by this emanate foreclosure and his inability to pay his debt to Washtenaw. Please give Burl the ninety days and allow him to sell it at a fair market price so that he and will be relieved from the burden of a foreclosure.

    I would call it a modified gross. There also a lease type of industrial gross that I never understood.

    Maybe for the first few spaces you should get a commercial realtor. The commissions you spend could save you lots of aggravation and expenses.
