Sequence Of Paperwork In SS
I personally send in fax cover, auth. to release, formal request to postpone, psa, and proof of funds letter up front. this has worked out very well for me.
i know everyone seems to do it different and that is good for whatever works for that individual.
however, the following inofrmation is standard info requested by lenders for short sale packages. what order would you send the faxed documents? the order listed is how I send them.
fax cover
offer letter
hud-1
comps
repair estimate
property disclosure stmt
financial stmt
check stubs
tax returns
supporting documents (medical bills, termination, etc.)
county tax stmts if owed
I would love to hear your feedback on your process.

How did this post end up in the commercial part of this forum? I posted int he residential? Also, does this mean you recommend this proposal process in the residential side as well?
Are you selling a course that shows how you perform such a proposal?

Now this is new to me. How do you address the FED EX package? Interesting.
Negotiation is a process....a dance. The process includes the exchange of information... Try to learn about who is sitting on the other side of the table before you make your case. You only get one chance to make a first impression.
Well, having been doing this for 25+ years... I can safely say that any question can be answered with, "it depends..."
So, read all you can. Decide what makes sense. Incorporate your skillset into your, authentic, style.
Learn, fine tune via trial by education.
