Why use a Realtor to Sell Your Land Trust Deal?

There are several types of open houses. The first being the "Broker's Open"




This is for real estate agents working with you whom UNDERSTAND PACTrust & EHTrusts! And introduced as a new, what I call, “Pocket-Listing” to other local agents.




Brokers can work with a Non-Resident Beneficiary to find an R/B to Lease-to-Own a PACTrust™ or EHTrust™ home.




Your success in quickly finding an R/B will be relatively high as a result of a broker's open house. The tricky part will be determining the Finder’s Fee paid to the broker for selling a Pocket-Listing.




This amount should always be negotiable.




Educating the Broker on PacTrust & EHTrust™:


Most brokers only know one language…that is ‘sign my listing contract first!




In order to work with a professional who can confidently assist you inexpensively…you must be willing to tune them into radio station WIIFM

This begins first with EDUCATING the Broker to un-LEARN her/his ‘listing-n-a-box’ when looking at your PACTrust/EHTrust™ deals.




Once you have succeeded at enlightening your Broker/Pocket-Lister she or they will be a ripe & ready source of new “Motivated-Sellers” for would-be PacTrust/EHTrusts™.




List My PACTrust/EHTrust with a Broker? Why?


The very reason you began learning to invest in Real Estate was to profit and keep expenses down.




And while listing is an expense (add 5-7% onto the sale) and this goes against the grain for the seasoned Trust Investor there may be many reasons why you should list your deal.




Even-though there are high costs serious buyers usually work closely with agents in order to find a home.




By exposing your Pocket-listing to more agents, you increase the number of showings to qualified R/Bs.




The second type is the typical "Sunday Open House"




This common ‘folksy’ type of OH allows you, the NRB, to show off your Land Trust home to the public. When a home is open to the public, it is open to anyone who wants to take a look.




Some open house visitors will be neighbors and while you probably won't sell to them, they may have friends or relatives looking for a home in the neighborhood.




So make sure that you give the owner/seller some Movie Tickets and & have plenty of Flyers ready which explain your FLEXIBLE Financing & Credit Terms!




As with any presentation, first impressions are lasting. Start with a thorough cleaning, removing stacks of magazines, personal papers or other things that make the house feel messy.




Stage your furnishings for an open flow to give the effect of larger spaces. The house should look as neat and uncluttered as possible.




An open house gives buyers' agents the opportunity to send their clients through the property. Buyers who may be reluctant to make an appointment to see a new listing will often be willing to stop in at a Sunday open house.




Taking every opportunity to show your home to potential R/B buyers will increase your chances for a quick sale.
