Have you had lots of showings? If so, yoiu are most likely overpriced by quite a bit. If no showings, your advertising is not working, and the MLS will bring many more prospects.
I know it might be too late..but for next time.. I am brand new, only have done one house, but the one I did I made better than all the houses I knew I would be competing against. Instead of replacing a tub for $150.00, I put in a $350.00 jacuzzi. Tiled the countertops, hardwood instead of carpet-It cost another $2000 to finish, but I sold it in 3 days, with 2 people bidding against one another and they bid up the price another 8k. That's my plan for the future, make my house the best one in the area for the price range.
Put up arrow signs from all major streets nearby leading to the house. People can't see the house sign unless they drive in front of your house so increase the audience by using the arrow signs on the main roads. Also, you should have a phone number w/a 24 hr recorded message on the signs. Also, putting flyers on the cars in front of realtor offices may get someone who is looking for homes to notice your flyer and call you. In your ads say you have a property worth $105k and asking for $95k. That will grab some attention.

A for sale by owner sign has been on the property for about 6 months. Also in an out of the paper about the same time.
When you are ready to sell it, put it in the MLS.
