If you are flipping mobiles attached to land, there are great seller financing programs available to you.
Advertising with seller financing and 5% down should draw a lot of buyer interest. Then you structure two owner financed liens, a large first and a small second. The large first you sell AT CLOSING for pre-determined cash lump sum, which between that and the down payment, should cash you out and put you in profit. The second lien note you retain to maturity for cash flow. Even though seconds are usually throw aways, as long as your numbers work with the first and the down payment cash proceeds, any payments made on the second, including the possibility of ALL of them being made, is gravy.

If you cannot find it on this site simply type Lonnie Scruggs in your search engine. No, most of us who invest in MH's do not use a realtor. No need to as MH's are considered personal property in most states. Selling homes quickly usually is not a problem. Order his book, actually he has two books. Best money and value in RE investing in my opinion you can spend.
I have never needed more than a sign in the window to sell, UNTIL this month. Had a real hard time selling two nice trailers so I broke out the big guns. I put a sign at the entrance to the park with PM permission and bought some of those pennant on a string things that I ran from the corner of the trailer to the ground. Both sold the next day.
Ads, cheap ones.
