Selling My Rental - Any Good Letters
Hi,
I have owned 2 rentals for almost a year now and wish to sell them. My rental software does not come with a standard letter to notify them that the house will be for sale beginning Jan. 1st and per tenant/landlord laws they need to cooperate with access to the house, etc. Does anyone have any good letters? Would you send it certified? Would you offer them first right to purchase the home?

Definately offer them first right. Give them X weeks to get prequalified or preapproved. If after the X weeks they have a approval letter from a mortgage broker, then you are good to go. Of course you have to determine for what price you want to sell your house.
You need them on your side. I just took my first loss on a house because when I kicked out the tenants, they moved in next door and loved to tell everyone who came by the house everything that was wrong. If your tenants want to make selling the house difficult, they certainly can.

It will be to your advantage to make sure that the exterior of the property is free of any trash,items laying around should be put out of site and grounds should be in good condition. You do not have much control over the interior but most buyers overlook that, the walk up appeal is most importand.

Save yourself some time and money, write it off on your next tax return as a loss. Going to Court with the arrangement you had it would end up in a "he said she said"
If she filed bankrupcy you are out of luck. File as a loss on your taxes like previously stated.
