I am selling my own house, and I added a new bathroom in the basement. I did not get any building permits for it, so will this be a problem when I go to the closing? Thanks!
I sold a house with a similar situation, many improvements with no permits. I made sure I disclosed everything & also paid for a full inspection & disclosed that to the buyers as well.
It wasnt a major setback for me because the workmanship was decent & passed inspection.
In wheaton, your in for some expensive & possible problems, the county is not EZ going about permits and serious fines & penalities, when not pulled prior to the work & inspection at completion. Have a large
bank acct. handy.
When a residental property changes owners the Town does not come in to inspect. If the buyer sees the Town drawing on record he either accepts it or he can insist you pay the cost for a permit. There is a possibility however the Town may ask you to tear it down simply because you did not apply for a permit or it does not meet the code. If they accept and they give you the complition certificate, by paying a penanlty or just the application fee.
They pass this info. to the Property Tax office to be included in the tax evaluation. They may insist you pay the back taxes for the eddition.
If I were you I would say nothing unless the subject comes up. .
