Sell / Leasback

I am located in Smyrna, GA. and have a house built in 2001, that I would like to sell an lease back from an investor. Can anyone provide any guidance on how to execute a deal like this? Thanks
Could you first explain more about the situation, and why you want to do this?
I was originally planning to move another state. I have been commuting back and forth for the past two years for work and frankly, I am tried of travelling and looking for a career change. I would like to sell my house lease back with the intent to re-purchase it in a year or so.
