she wanted a 800 dollar window replaced due to hairline crack. I had to lower rent to 1600 in order for her to stay. She now wants the window changed, the doorwall in basement changed due to frost,and she claims the refrig is "too cold/or too warm.
That said, Detroit market gave her the hammer.
If she moves, can I charge her for at least 4 sprinkler calls? (300 dollars total) and deduct it as she asked me to come over-what about the 50 per month she demanded be reduced or she would move-another 300 (6 mo.) S0 can I deduct 600 from sec dep or no?Should I? Mike

Stop calling her a b$$ch because she asked for things and you give in to keep a good tenant. I just lost a great AF pilot and family after almost 3 years. He was a great negotiator who knew he was a valuable tenant. He got more from me because
1. he asked
2. he was worth it
I can just imagine me calling him a p$$ck because he looked for a win/win. I gave in. Business!
This one is your fault. You need to get a different A/C repair person. The unit may be undersized...like a 2Ton unit for a 2000 sf home. If its blowning cold air, your tenant shouldnt have this issue.
You will need to get this repaired in Atlanta or other southern cities where a working A/c is expected.
A condo should be easy to heat/cool, id bet that air isnt 56 degrees...or this is one huge room with a bad HVAC design. I do reduce rents when i have an A/C go out in my New Orleans properties.
The landlord/HOA at an investment condo was threated w/ a ADA suit as the tenant need A/C for medical resons.
Turned out the thermostat was bad and it was turning on the heat making the cold air hot.[ Edited by Jools on Date 05/07/2009 ]
There are many items in this agreement that I would reject (line item veto.) I would get an operating agreement from at least two other PM companies and compare them. I would also get their lease agreement (what the tenant will see) and look at the fees they are charging your prospective tenant. Also check your state bar to see if they have a "standard" PM and/or lease agreement.
I have a property under contract right now. I am over 4 and she is going to get an exception w/ the underwriters to approve the loan.
This has worked for several of her clients.
