I have a prospective section 8 tenant interested in one of my properties and since I have never had that kind of tenant was wondering if I can get some opinions from people who have experience working with section 8.

I have had section 8 tenants for several years and all of my experiences has been really good. Gvmt pays almost all the rent, I get to choose my tenants ( all of mine are elderly) and I wish I had more Section 8 properties. Just my personal experience--EB
I have section 8 tenants also, but you MUST carefully screen them. And before you rent, pop up at their current residence, knock on the door, and say, "Hey I was in the neighborhood, do you mind if I take a look around, I think you may be the one I rent my unit to." Works for me, and my tenant is a neat-freak, and I get all of my rent on time the first of the month.
I have Section 8 tenants and overall my experience has been good. The one issue that is not is that the Section 8 budget has been cut to divert some money to Homeland Security. My local Housing Authority has cut the amounts they will allow on certain types of properties. They have the tenant pay a larger share of the rent and encourage them to move to cheaper housing. Almost all of my new tenants are not Section 8.

I would make sure the house is in perfect condition to rent. Spend a little time there just making sure everything is tight on the inside and out. As far as the money goes if you think she is going to ba a good tenant i wouldnt worry about it just make the first months payment.
