you may want to call your local housing authority. section 8 is a federal housing assistance plan which is administered by state and local agencies.

Your city-county building should have everything you need there..

    4x4nissan,

You can go to HUD's home page, look under the voucher programs. This will give out an overview of the section 8 program. Next you should go to the local housing office. You can find the address under the same site.

You will have to list your property on their board. The voucher holder will then go out the address, call you if they like it. Afterward you and the voucher holder sign some papers to have the unit inspected. They look for safety violations/code violations. Once the unit passes inspection, you and the voucher holder must go into the housing office to complete the final paper work.

The housing office does not pay for any damages caused be the section 8 tenant. Therefore, you will have to screen the tenant as you would with any other tenant. The voucher holder usually must pay for their part of the rent. So there is always the possibility that the tenant can get behind on their payment and that you will have to evict them for some other reasons. Things still can go wrong, but for the most part it is OK.
