Section 8, What To Watch Out For

My first section 8 tenant. Obviously I do not want her tearing up the place. But what else do I care about financially? Her only other income is food stamps and $285 in child assistence. She has six kids. Obviously that is not enough money. But do I care?

Thanks

    Brenda,

I have quite a number of Section 8 tenants and most of them are good tenants. There are some behavioral problems. I have had some problems concerning drugs. On one occasion the utility company turned off her power and she ran an extension chord into my laundry room and was stealing my power (a definite financial impact). You certainly want to check with previous landlords on her rental payment performance, although if she has been on Section 8 previously, she very likely had good payment performance. With your tenant I imagine that your local Housing Authority will be paying most of the rent.

Good luck with the new tenant and regards to you,

    Ed
