Section 8 Tenants
I am getting alot of calls from people that are on section 8. What are the pros and cons of section 8? What documents or items do I need to obtain? Looking for as much detail as possible. I have never had a section 8 tenant before.
Lavonic, you say that you have had success with NY section 8? would this be in NYC? I have a brooklyn property with 2 apts for rent, and I am hesitant because of NYC section 8 horror stories.
My properties are in Buffalo.
As far as the last post about Section 8 tenants trying to leverage the system to get repairs done ... I have a great relationship with the inspectors and have not had a problem with this. In a few cases the Section 8 tenant has complained to me and then had the inspector come over, I always have a conversation with the inspector -- hopefully prior to him going to the property -- so he clearly understsands my view. For example, we were schedule to put a new roof on a house but it was raining constantly for weeks. The tenant called the inspector. I talked to him and said we would do this as soon as we had two days of clear weather but I was not going to risk my property or the tenants by removing the roof before we could get the new one on immediately. The inspector told the tenant to chill and there was no disruption in rent.
Section 8 in Buffalo is great to work with (there are about three agencies) and I have had great luck with them.
So I am contemplating on going through section 8 for my first investment property how do I get a hold of actual tenants not just the agencies and how do they contact me. from the first post he says he is getting many calls from section 8 tenants that’s a good problem how do I get the word out on my house like that? I would like to get tenants in there as soon as possible.
Wow I thought I was the only one who got flaky tenents. I screen them and yet I still have the worst luck sometimes. The Holidays are the worse for everyone but oh my the stories I get. This is a great business.
