Section 8 Renting

So how do you going about renting to section 8 renters. Does any body know the process. Do you get to pick the renters.

    Go down to your local housing authority which is usually near city hall and put your property on the section 8 list. Yes, you do get to pick the tenants.[ Edited by Darryle-CA on Date 08/11/2005 ]

    Yes, you get to select renters. Usually for me the process is that a renter shows up with a section 8 voucher and they are interviewed and fill out applications just like any other applicant. You then enter into a contract with the authority that runs section 8. In our area it is called the Public Housing Authority and it is a county organization that administers section 8 for HUD. The contract is then an addendum to the lease agreement. The PHA conducts inspections of the property and does so annually.

    i need help in my situation. Say the rent is $2400/month. Tenants say section 8 wants them to find a place for $1800/month. the tenants are willing to pay me the rest under the table. Will section 8 question me why my place is rented so low? Or should I write a lease for say $2000/month and will section 8 counter offer me?

    You cannot be paid under the table by your tenants--that is fraud with Section 8. Section 8 understands the tenant is paying a portion of the rent, the rent Section 8 pays is based on the financial circumstances of the tenant and they know how much the tenant is to pay. They also know what similar houses or apartments is renting for in the area and will want to know why yours is priced differently--either higher or lower. It is a good program, you can choose your tenants and you are paid by bank draft the first of each month. the tenant also knows if they do anything wrong or damage your property they can be kicked out of the program. It is a benefit to both landlord and tenant---

    What are the pros and cons of section 8 renting. Does it cover affluent areas also. Or does it only cover low end rentals.
