I'm sure it will vary between state to state, but what are the qualifying factors that will determine if the tenant can get section 8? Any info would help.

Section 8 is actually a federal program which is administered by local housing agencies. You can look up the qualifications on the HUD website. Alternatively, you can contact your local housing authority and speak to a case manager. They are always in need of suitable housing for their clients.
Why do you ask this question? It due to the current tenant inability pay their rent on time and are in need of assistance. If that is the case, I hate burst your bubble. From the time that the person in need of to assistance apply for housing choice voucher, it may be a year or so later that they qualify for Section 8.
No I'm asking for a single mom who has 3 children and is in the process of getting a divorce. I was just looking to see what the general qualifications were.

Have her look in the phone book for the local housing authority. She will need to get pre-qualified. Getting the housing voucher can be long drawn out process.
A few areas have temporay housing for those in greatest need, but they are very limited. The sooner she apply for her housing voucher the quicker she will move up the list of those on the waiting list.

In Fla, they say the average wait is around 4 years.
