Sec 8/help

hey i have a sec 8 tenant with a 3yr lease who yesterday daughter notified me that the mom wants to move apparently a few days ago someone was shot across the street where they live at and the mom said she is scared and she wants to move i would like to know if she can break the lease and move she hasnt even been their for a year also she owes money for her water bill her monthly rent contribution and also a fine she got from the city now tell me what should i do or can she break the lease.

    No need to worry. The Sec 8 payment is a lock, as long as the property can pass inspection. Sec 8 wont fool around with leases until they are up for renewal. Because they know if your tenant is the problem...its just as difficult to break the deal. I didnt know they signed 3 yr leases, my experience is 1 yr. But Sec 8 usually stay for 10+ yrs if you not a slum lord...ironic isnt it?

    hey thanks u r rite i spoke to the case manager today and was told the tenant has to stay in the property for 1yr before i can give her a 60day notice or vice versa so i am waiting to see when she is going to send me my money she owes so until next april i have to hope she reimburses me my water bill wow.

    ugh, this is a horrible time of the year to have a vacancy so hopefully you can get this resolved.

    I think the above poster had a good idea, give her a payment plan for the water bill and the arrearage she owes on the rent, explaining that she needs to stick to this payment plan to get caught up or she will risk losing her section 8 funding.

    I have 2 in baltimore as well and tenant friendly is an understatement!

    Thought: Is this basement a legal sleeping area? I would have the local fire dept. check it for fire code for sleeping before I would give permission for those additional occupants. Once you give permission, you are taking on liability.
    I would check into if runners on steps is a potential safety issue w/ insurers. I would not approve anything that could be a liability inducer for these tenants.

    oh, and as a side note, I have smoke detectors on all floors of my rentals as well as carbon monoxide detectors in the basements.
