Scope Of Work/Construction Draws

My partner and I have found a HM lender & some prospective rehab projects. In order to fund our finds, the HM lender requires a scope of work and a schedule of construction draws. Does anyone have a template or can someone recommend an easy way for us to research and study these docs so that when we find a contractor, we can have a heads up on obtaining these from him/her? While we can surely find a contractor who knows what these things should look like, we always like being a head of the game and since we are newbies, we'd rather have a template or sample to review so that we will be ahead. Thanks in advance........ :-?

I don't use a template. Generally I break the work up into stages according to the natural flow of work. Roof repair=draw siding =draw etc. Generally I use from 3-5 draws. Get a couple of bids and ask them to specify their draws and that will give you and idea of what is happening in your area.

Yep, there is no template. The scope of work will always depend on the rehab and what needs to be done. The draws should be connected to logical completions of some of the work involved. In new construction you might have them at: foundation poured, framing complete, weather tight, electrical rough, plumbing rough... ect...
