Sales Tax On Modular Homes In Michigan?
I am considering an investment in a lakefront home in Michigan. The trick to this one is, the home is a 'Modular Home', manufactured in 1992. I saw in the appraisal that the seller showed me, that the building has a "HUD Plate" on it.
Someone told me that for 'mobile homes' in Michigan, you obtain a title just like a motor vehicle, and therefore have to pay 6% sales tax on the transaction. The question I have is, based on the building having a "HUD Plate", can anyone tell me whether this manufactured house falls into the 'mobile home' category? If I have to pay 6% sales tax, that would significantly impact the offer I make on this property.

check with the secretary of state's office. They can tell you if its a "modular" or "mobile". There is a difference .
