Sales Contracts Forms Needed

What is a good source to get a FREE model sales contract form for Oklahoma? Every place I have looked so far (internet, office supply) want like $20 or so.

    As a rehabber, I pay 65 to 70 percent of the ARV less the loan fees and repair money. Hope that helps you.

    35-40k is a lot of rehab. Also, you are comparing apples to oranges. You bought a 2/1 apple and you want to use a 3/2 orange for a comparable. Adding a bedroom and bathroom can not be done for a couple of thousand.

    If the house could be sold after replairs for 200k, and it needed 40k in repairs, then as a rehabber I would be looking to buy the house at 100k. If the market was slow I would look to buy it even lower.

    MAO (maximum allowable offer)

    MAO = (ARV *.7) - repairs
