ROW & Easements

I need to know stuff about easements and right of way. I have a property that I am going to develop that has a 45 ft right of way into it. I have an option to buy another property next to it that has no row on record, just permission. I understand that I cannot use the 45 ft. row that I have (that comes across other property) to access the joining property. Is there any way around this? I can negotiate a row to the other prop. but it could not be use to access both.
What a mess.
If the row comes from a county/state road and I own all the property it crosses, I am told that I can use the row to access any property I join to it.

    You need to see an attorney. Without looking at the legals and knowing the law of your state no one here will be able to give you a competent answer. Different states' laws are...different.
