Robbers In Vacant House
Hi i bouth a property and is being renovated, the house is vacant and last week somebody broke the basemant window and took some tools, then again they went into the house and took some cooper pipes.
Any sugestion , alarm or anithing else.

Sometimes it can be very difficult to collect a judgment from a debtor that does not have a job. If the tenant paid by check, you know where they bank and you can do a bank levy or garnishment, in which case the sherif will seize the amount that is currently in the bank account. The paper work to do that is usually available at the clerk of courts office. Its a good idea to NOT let the debtor know ahead of time that you are thinking about doing this, as they will then just pull the money out. Also, if you know what time of the month the checks are deposited, it helps to make sure there is more money in the account.

You could complete one lease that you give to section 8. Then have the tenant sign a termination of lease which references the section 8 lease. Then complete a new lease with the full rent.
If you want to have more control, do them all on the same day and only you keep the copy of the signed termination of lease. That way, only you have proof of which lease is really valid. Kink of sneaky though.

The housing authority has a boiler plate lease that you must use. I think they would frown on canceling that lease and back-dooring another.
Thank you everyone for the advice. Even though the potential tenant was telling me that the amount she needed to pay could not be included in the lease, I contacted her worker and was told that an addendum could be done that specifies what she will be responsible for. So that is what I am going to do. So once again thanks for the great advice.
OK, it was really bad advice. No idea if it was legal or not. But it was "kink of sneaky" and possibly illegal.
