I have an 8unit in Riverdale, under contract for $155K. 513W 144th St. 4 1's and 4 2's Bedrooms.

Has bad water damage in 3 of the top 4 units, otherwise in great shape, and tenants want to stay and will write new leases. They have taken very good care of the property, and didn't even know it was in foreclosure untill we told them. I have pictures in my yahoo album. I can also send like 10 more pictures of the inside of the units if your email can handle it. I had my friendly roofer get me a bid at $11,200, for a one way tapered roof.
I need to perform on this within 2 weeks. I/We are buying the certificate of sale from the bank/attorneys who handled the foreclosure. Then goto the Sheriff and get possession. The guy who knocked on the tenants doors, and took the pics is the buyer. He is the only one who has seen the inside I have not. I got on the roof though.
I had a buyer lined up and it fell through, I should have kept shopping from the beginning.
