Why NNN?

Why do tenants want a NNN lease?



NNN seems to cost the tenant more and the landlord less (pass thru of costs).



Is there an accounting rule that makes NNN better for the tenant?

    it would seem that the NNN tenants would be in more of a position to dictate things to the property owners.

    e.g.

    Walgreens has more clout, than the property owner.

    thanks, what generally happens with office space? the space we have now is great but I am considering making a purchase where the offices are ok but not in the great as shape. Do office tenants ever "foot the bill" or is that something one see primary with retail and entertainment?

    it was suggested to me in a similar situation to use an option to buy to tie up the site which negotiating the final sale.

    yes, in any real estate investing you can legally do that. You have a vested interest so your not acting as a broker or agent.
