    Yes, where does the management fee come in? Does the landlord group that into the NNN as well or is it paid seperately. It would seem that the management fee would be less on a triple net lease, is that true?

    I would put the tax collection/pro-ration on the management.

    Have you try asking for a copy of a NNN lease from a listing agent on one of the many 1031 sites?
