I Want To Buy A New Commercial Software Program

I am shopping for a property management software program for a commercial retail center. I have 7 Tenants and require a full accounting with CAM reconciliation type program. We have experience with Yardi, but the newer versions are to expensive. I would liket a complete program like Yardi or Timberline for under 1000.00. I only manage this one commercial property. Does anyone have any experience with the less expensive programs, and or recomendations?

    If you are still looking, I am a property management company and have used Quickbooks for both my company and a previous company. If you want sophisticated software you could go with Yardi but it will run you thousands instead of a hundred.

    Try www.property3.com there software looks great i plan on using it when i get my first properties.

    generally speaking, location is my primary concern. Location, for me, is tied to market trends as well. A current location could be lousy by what is going on today but the same place could be fabulous if traffic plans change, zoning changes, job/housing market changes, etc. Without knowing the intimate details of both locations it is difficult to really say which is best. Neither property seems to afford a higher cap rate so that indicates to me they are both in decent locations. Being tied to a wal-mart can be good if it is a new wal-mart and not older. If it is a super-wal-mart it is most likely new but i know several wal-marts that have shut down here around town and those centers have gone dark altogether since then. Being associated with the wal-mart can be good but just keep in mind the very success of that property usually is absolutely tied to the continued operation of the wal-mart.

    Look at both properties hard. Try and get an idea what is planned for the area around the other non wal-mart site. It may be a good alternative. If the market is flat though and no significant changes are anticiapated on the other site and the wal-mart is new, you may want to consider the wal-mart site.
