Commercial Retail Developing
I need the skinning on commercial devoloping. We have a contract on a 2.5 acre tract, and should accomidate 15-20k sqft of retain and a possibe small pad. q& as. price per sqft to build? banks to deal with? any other info would be great. thanks everbody.
On 2.5 Acres, depending on parking requirements, you may have a tough time fitting 20,000sf retail - depends on setbacks and water retention needs.
Here I assume $50.00SF includes all infastructure, but not build out. Build out could be another $50/sf. Don't know your costs in Texas.
Banks wil loan 80 % of all your costs if the complex is 50% leased out. Suggest you start with local banks.
