Reselling Land Parcels
Hello, i 've been flipping, investing. renting, etc...for 3 years now.
Last purchase:
Two preconstruction condo's at Trump I Tower , Sunny Isles
Now i am looking at parcels of land(40 acres and up) , where i can negotiate price from $1 to $2 thousands less per acre then going rate. I beleive i can sell the parcel inside the given 30-60 days of due dilligent period
Can someone, with the knowledge comment on ways of doing reselling the parcels without paying full price for it, before due dilligent expires.
How are you doing with the Trump Towers in Sunny Isles?
I am not sure what your question is? Are you asking for the best strategy for you to flip it?
Sunny Isles Trump I is Hot( i beleive). I do not live in Miami, but instructed my realtor to be there, everyday the doors were open to the sales office and beg for whatever they can throw at you...It is funny, but this is what had to be done to secure units.
My question about the land is how to flip it without double escrow, inside the due dilligent period...
In my experience as a land broker, builders you would assign your contract to will probably want the deal contingent on development or subdivision approvals. In other words, they won't close with the owner until they know for sure what they will be permitted to do with the piece or how many lots they will have.
