I have A QUESTION FOR YOU IN PA .Let say i purchase a repository prop (Vacant Land) it has no Irs liens on it .i run a prem title report $40.00 i then go to an attorney for a quiet title. im upgrading the current deed to a general warranty ? how am i doing so far ? (what the current fees for having the attorney executing this procedure .also if im flipping this property should i be concern with the mortgage ,judgements end of it ? or am i in good shape please advise as to what i might of left out or should be seeking ,and one more question what about deceased people ?

First question - what is a repository property? perhaps I'm used to calling it by another name.
an action to quiet title will cost thousands of dollars and take months of nothing happening - just waiting for the different time periods to pass - file the suit, advertise for the required time periods, wait out the response time, file more paperwork, wait for the Judge to sign, etc.
I don't understand what you mean 'upgrading the current deed to general warranty'
dead people are included in the quiet title action - your lawyer will sue Hannah Penn, his heirs, and assigns. everyone from his day on up will be included in the suit. they also will specifically list the property owners when the problem occurred.
what is the problem with the title? I guess I'm not understanding some of your terms and I've done a lot of quiet title actions in my law office days.
