Rents Vs. PITI

Does anyone know where one can find a graph
of potential rental values(intake per month) versus mortgage payments along different geographical areas and maybe house sizes?
( For example, if I bought an average 3bd/2ba home with 10% down to rent out in Boston it would cost me $600/mo in PITI and I would only collect $450/mo in rent(leaving $150/mo negative cashflow whereas if I bought the same in Sacramento I would have a $400/mo positive cashflow)).

    Define average...

    If you go to Russ Whitney's wesbiste he has a nice caluculator on there under student tools that may help you.
