Rentals In Small Town USA
Howdy,
I am new to this. I have a chunk of change I am wondering if it would be a smart move to buy some single family residences in small towns in Kanses or Oklahoma. Has anyone had any experience buying in small towns and renting for profit. I live in California but will have the flexibility to travel on occasion to these places. :-D
Id steer away from these places as the pool of renters is minimal as is the rate of appreciation - probably not worth the effort.
I personally would focus on Metro Areas - many cities in the Midwest and South have solid income-producting properties that will cash flow and experience 7-10% appreciation and you will have no problem finding a property mgmnt co. - your time and effort would be better spent there.
