Remodel And Liens
If a Lease Option tenant-buyer makes any improvements on the property and does not pay the contractor can the contractor put a lien the property though the dispute/work did not involve owner? How would the contractor get paid if tenant does not pay him?
All of my Contracts are one-page (a few are two-sided). Are you structuring one between you and the Seller or between you and the Tenant/Buyer? You need a lot of protection in the Contract with the Seller (Lease and Option in one Contract). With the Tenant/Buyer, you will need a separate Option and a Lease.

I plan to have my attorney look over it and fix after I think I have everything I need.
If you can find an attorney that knows enough to write one. Typically, the Lease part is not a problem, but the Option (or both together if for you with a Seller) seems to have many hidden dangers that most attorneys are not comfortable with addressing or fear that they may miss the mark.

If you have a Contract to buy, it automatically grants you the right to sell, as long as it is not forbidden within the Contract. (like your Contracts with the T/B should be).
