Relationships With Tetents?

Guys
With your tenants do you keep the relationships purely business or do you do little things for them such as prorating their rent for the month their birthday is in? A gift at Christmas or other little things? Some landlords would recommend this to help build a relationship so that you might be able to retain the individual longer, and not have as much turnover. What do you all think?

    Hey,

    Giving your tenant a gift IS part of business; you are not forming a friendship.

    In December, I give a certificate for $25 off January rent, if it is paid on time.

    "Firm but friendly" is the advice I've heard some literature give, and I think it's good advice.

    Becoming "buddy buddy" with them can be a dangerous relationship.

    I think that a degree (or two) of separation is a good thing.

    Every friend I've made through our rentals has ended in NO friendship.
