Right now in the texas area i have bought some four plex rentals i would love to get into single family rehabs what would you do find reliable contractors ? :-?
For single family stuff I have seen the fastest and best work by people I partner with that are hungry for the money. If they really need the dough they will also find a buyer.
If I have to hire someone, I usually pay them by the job, not the hour. All of them will show you a wonderful portfolio of there great work. The only problems I have had is the price and speed. Make sure you get the estimates on a form, but other than that , at least for me it has been trial and error.
Thanks I think you are right though you need to have someone who is hungry. One more thing I have been toying with the idea of ads in the paper in addition to my realtor networking, do you believe that works . If so i think there are always certain catch phrases that may attract attention .
The ads in Florida seem to be working quite well. They dont last long before they are pulled. Dont forget about the smaller papers, free flyers, grocery stores etc etc.
I have always gotten the best response from the free circulars, such as penny pincher and thrifty nickel. I dont know if they are in youre area, but anything they are giving away at laundromats, or grocery stores usually has a good response. It also targets the people you are looking for. Essentially someone with more time than money.
