I would probably get a contractor to come out and take a look to give you an estimate. I mean are you looking at an overlay? complete tear off? Sheathing replacement? there are a lot of variables there

Too many variables to give a correct answer. I just finished one and my cost was $2,850. Remove three layers of very tired shingles. Repaired some of the sheathing that little bugs had damaged. Sprayed it all down with some form of bug killer.Fixed two rafters that had passed their prime. Replaced the shingles in comp material suposed to last 24 years if it does not rain or blow. Replaced the Trim boards and reattached the gutters and repair'd one that was a bit rusted. I wanted it done in a hurry cause here in LaLa land one never knows what weather will arrive each day. We cleaned and gathered all the little pieces and sent them away. The birds that lived in the ridge route refuse to move into the bird bath and house I built them. Seems they hate Modernica in Architecture. They want a pitched roof. . I thought the swiming pool would have made a difference. Tear off, three men, two up and one down. Install Crew. Three men took turns placing bundles on roof. and then all three installed. The Ranchero music was loud, the water and soft drinks iced. At the end we had the usual half hour of Tequila and Lime. Yes I bit my hand again. damn'd I will never www.learn.The building inspector came by and joined us for a drink. Said it was really nice to find that Lucius actualy got a permit. Now what did he mean by that?
It is the wood that cost the most money. The decking will need replacing in the soft areas. Most roofers will just walk the roof to tell. You can also get in the attic and look for leaks or wood rot. The facia, soffits, drip edge also are expensive.
Is there a garage or carport?
If it is just a tear off of the existing singles and putting on new singles, I would expect to pay about $1800 if you have an investor friendly roofer, otherwise about $2500.
