Ways To Tell Hot Rehab Markets...

I am looking to do some rehabbing all over the U.S.- are there any tips for a newbie like me on how to tell hot markets.

    I love hardwood floors, yet I have painted them because it is cheap and fast way to make them look decent. I have also painted break fire places because I could not get them clean.

    Are houses in teh 99k range considered low end or high end? Around here, you could paint a 99k house purple and still sell it.

    My decision to change the color in anyway would be based upon the following:

    1. Does it really need to be changed, how much of the foundation is exposed or is the veneer of the house brick.

    2. If this is only a small foundation, can I spend money in landscaping to bring out the better attributes of this house

    3. Cost - will I get my money out

    4. If I wont get my money out, will it help sell faster.

    The problem anything that is porous as well as being exposed to outside elements is that it will be a continual upkeep. While you may not care about such, a savvy buyer may note this and reflect it in his offer.

    I would first ammend the soil and see if that removes the odor. If not you should have a septic company come check out that sewer clean out. It might need to be cleaned out.

    I forgot about the power of enzymes. Years ago I worked for a chemical distributor for about 2 weeks. They loaded me up with all kinds of chemicals and cleaning supplies. When I quit, I kept the samples. I looked online for a product to kill this odor. What I found was an odor eliminator that uses enzymes. I remembered that I had some at home, so I mixed up a quart and sprayed the area. Nice cinnamon smell at first. After the cinnamon went away, I was left without any odor at all!!! Worked perfect. Gave it another spray just to be safe. House goes on the market this weekend.

    Hmm, can you spray sheet rock (painted) with this stuff? Whats the name of the product that you can purchase?

    Any ideas on how to get cat urine smell out of hardwood floors. Im buying a house that has hardwoods that i want to refinish but there was tons of cats living in there and the whole 1st floor smells of it. I have heard of mopping the floors with diluted bleach after sanding them down? any suggestions on the floors

    Oh, thanks. I remember seeing those in the past. None at my house though.

    The smell is gone now. I used the enzyme spray, and there have been people around the house doing work, so maybe that keeps the cats away.

    I was wondering if this could have been a mold-induced odor. Does mold ever have a strong odor like cat urine???? I know the musty smell from most basic molds, but I was just wondering what might be in the walls.....
