Water Damage Clause In Contract, Need Help!!

I'm in the process of drawing up a contract to submit on properties. I want to put a clause in there that basically says this contract is subject to all "water pipes" "gas pipes" underground "pipes" being in working order or costing no more than XYZ to fix. I don't want to sound novice on this, so what are the exact names of the "pipes" that deal with gas and water?

    Hi Dee,

    Would it be easier for you to use an MLS contract? That may save you a lot of time.

    Within fifteen (15) days after acceptance of this Agreement Buyer may have the property inspected by a person or persons
    of their choice to determine if there are structural, mechanical, environmental, radon gas, roof, plumbing, electrical, siding,
    lead-based paint, pest, or any other deficiencies. Within five (5) business days after the inspection, Buyer may notify in
    writing the Seller, as shown herein of any of these deficiencies. Within three (3) business days, Seller shall notify Buyer in
    writing of what steps, if any, the Seller shall take to correct any of these deficiencies before closing. Within three (3)
    business days, the Buyers shall then in writing notify the Seller that (1) such steps are acceptable, in which case this
    Agreement, as so modified, shall be binding upon all parties or (2) that such steps are not acceptable, in which this case
    Seller has two (2) business days to notify the Buyers in writing of what additional steps, if any, the Sellers shall take to
    correct such deficiencies before closing and if not acceptable, Buyer may elect to take the property in such defective
    condition and deduct 5% from the purchase price or either Buyer or Seller may elect to declare this Agreement null and void
    and the Buyer shall have the all sums deposited by Buyer and held by or for the Seller returned. Inspection shall be paid by
    the party set forth by Paragraph 3. In addition, Seller agrees to remove all debris from the property and leave in a
    broom-swept condition by the date of possession.
