    I am interested in buying SFR from builder then lease option it for couple of years or may be rent it out couple of years then sell it.

    Take the time to learn about how to value a property. Learn about debt coverage ratios, real rate of return, etc. If you do your homework, you will be fine, if you don't, things can get ugly.

    Anyone who tells you that real-estate is so safe an investment that you can just buy without doing your homework is giving you bad advice.
