Repair Costs

Does anyone have a Realistic costs of major repairs for single family homes. (I.E. New Roof on a 1250 sq ft home costs $2500 parts and labor.)

I just need a list to go by, I have taken the a few courses, but either Ron Legrand is way off....or these contractors are freaking crazy thinking I am going to pay them this much.

    "Realistic" costs are provided by those professionals in the area in which the repairs are done.

    I can not address the issue of your sanity, however I can address that you or anyone else will pay the going rate of any repair unless you learn some of the trades yourself.

    Every few weeks someone will ask for an "estimate" for some sort of repair work needed..........the best advice I or any one else who knows the business can give them is to get numerous estimates from reputable contractors and go from there.

    There are some square foot prices you can go by for certain jobs but with rehabing and remodeling, it is often a time and material estimate.

    Get into the yellow pages and let your fingers do the walking.

    This is also where the investor can lose his investment.

    Anytime you hire a person that is not insured (workers comp / general liability) you are opening your self up to great liability.

    The reason that general contractors (and I am one) have to charge more is real simple.

    OVERHEAD......if any workers come onto my construction site and they get hurt, I am ultimately responsible.......why.....is because they are there at MY request and on my behalf.

    Insurance is not free......I do not like to pay it but its cheaper then being sued for hundreds of thousands of dollars.

    Also, roofing is one of the most dangerous jobs in construction....it has one of the highest incident / injury rates in the constructin field. This is why a roofing contractor typically pays 25 cents on the dollar for insurance.

    Insurace companies are not in the business to lose money. They know which fields they have more claims on....as a result they charge accordingly.

    So when a licensed subcontractor is charging anywhere from $25 - $50.00 per square for labor.......you know that 25% of it is insurance......the rest goes to other overhead expense, labor and profit.


    I personally could care less if a "private" individual wants to hire private individuals to do work for them.......but for investors to do such........well that is what is called...."penny wise and pound foolish".
