Rehab Partnership

I am a GC with 25 years of construction experience. Mostly residential remodeling. I have been rehabbing one house at a time for the past year.

I have the opportunity to go partners with a realtor and his son. They would find the properties and we would be able to do a few houses at a time. I want to move away from the hands on stuff and get back to managing the work, which is what I do best.

Does anyone have any ideas on how a partnership like that would work so that it is equitable to all. Thanks,

    I am actually closing on a property tomorrow with the same thing in mind. The only information that I have seen on the topic is to just tile directly over the brick.

    I have not yet researched it enough. I am assuming that you could just use thin set and fill in the cracks carefully and apply the tile.

    There may be some considerations regarding heat resistance. I was considereing using slate, but I am not sure yet what works best for a fireplace.

    I will report any info in the near future that I come across. Let me know if you find any answers.

    It depends on what you really want to do to the place. I found two fireplaces and I knocked them both down so it can open the house up.

    The previous owner used sheet rock and some panel to cover it up.

    Thank you for your response, your many valuable posts in the past have been extremely helpful.

    The bricks are painted white. Should I remove the paint or cover with another material prior to tiling?

    Yeah, If it is painted then you have to remove the paint or attach hardi board to the brick and then tile to that.

    If you could use a grinder and grind off most of the paint I would also feel safe applying thinset as basecoat, letting it dry and then applying the tile with more thinset.

    Just grind the hell out of it, not worrying about what it looks like, just try to get as much paint off as quickly as possible.

    Thanks for the reply. I just spoke with a GC today that is just using some thin set to tile an unpainted fireplace.

    He suggested that I do just that, grind it down and use a second layer of thin set if necessary. I will let you know how it goes in two or three months when I have it completed.
