They're called bird dogs. It's called building a buyers list.

Bird Dogs bring property leads to investors, it is up to the investor to turn the leads into deals.

The bird dog is compensated by the investor if the lead turns into a deal, so at the end of the day everyone has a $mile on their face.

There's not really any indebt training this is an area that I am currently exploring and it requires leg work as well as mailing info. to owner and searching tax assessor's website, trying to get in touch via telphone, or purchasing a copy of law bulletin which has pre-forclosed and forclosed properties in it such as pin #, face amount, balance due. attor name and number mortgage co.

Also find out what the investor wants most want to buy property with a nice amount of equity in it .

Your local newspaper have we buy houses for cash or stop foreclosure advertisements call several and told them I would charge a finders fee of $3,000 they were ok with it. A couple of others said we would work on a house by house basis.

Investors want to make profit so find out if they want sfh, 2flt, mix-used, short sale, if its ok for owner to remain in home, lease opt, seller fin.

This is construction season and you see lots of rehab work being done out there get to networking and find out if the person in charge is an investor 9 out of 10 times they are. Send letters to homes you see boarded up.
