How do you show the other investors the property without having him figure out that you are going to flip it? Take pictures? Tell him you need to show it to tenants and make sure your potential buy does not ask "buying" questions. Does he just need to be ok with us getting a cut too?
This is the tricky part about doing any assignments or double closes.
You could tell him that you need to show the property to the people who will be putting up the money for you (I assume he doesnt know your financial situation and would expect something like this from an investor).
Or take pictures and bring them to your buyers, im sure he wouldnt care, tell him there for your wife to approve or something of that sort.
Although bringing in multiple people ex. contractors, more then one buyer, will definetly alert him.
Or just close on it and then market the thing.

You are right. I do feel a little bit guilty. I feel well trained to execute to get MY money but I was amazed at how easy it was to get him down $40K. I am sure that I will be ok when I cash my first check. You are right I should just tell him the truth.
The money wanted/loan section for RE. It should be right before the RE classifieds.
