I had a handyman that could repaint the tubs beautifully. He used the special ceramic tile kit at home depot. It was a two part paint that you mixed togather and you had to apply several coats over a couple of day period. This handyman was maticulous. I have since tried to have other handymen do it and it looked like crap. I have also had several reglazed professionally and they all look good. All my houses were for resell so I do not know how they held up.

You can buy a nice granite at home depot for $1.99 a square foot. They charge $5 a square foot to install it, and generally a Home Depot install is the most expensive option. Given the choice between reglaze at $6.50 a foot and new granite at $7.00 a foot, I know which way I would go...

How did you find a house anywhere in the LA area for 200k??

How about finding someone in the REIA who does rehabbing and split the deal with them for knowledge. You will only make half of what you thought, but I bet your first experience will be one of the smoothest ever. Just be sure that you deal with someone who you feel comfortable with and has integrity.
