Help On Radiant Heating System!

Hi, all
I posted this topic before. No answers yet.
I am looking at this reo. it is 5bed rooms, 4 and half bath in a very nice neighborhood. it has been foreclosed twice so as you can imagine it is kind of a beat up place. the place is around 3700 sq cape cod style built in 1952. i have a general idea of cost for fixing except radiant heating. The house has central air conditioning and forced air heaing in the newer extension. all the rest of house has radiant heating system. under the carpet upstairs i can see the concrete floor probably with floor heating embedded. The problem is nobody knows the system is working or not. Realtor suggested change the entire heaging system to forced air. but he mentioned it is going to cost $100000. Pls notice this is not a typo it is $100,000. i don't know it is true or not.

You probably will say to get a heating guy to look at it. The problem here is people don't like to do the estimate unless you own the house.

does anybody have experience or know something about the radiant system. i did the google search. it all says the radiant system is great , saves energy cost. IF IT WORKS!!! And it is easy to put in a new construction. and normally qualified radiant contractor is hard to find!!!

:-?

i'm a CT heating contractor and 100,000 must have been a type-o because 10.000 sounds like a close estimate for a hot air system (minus air conditioning)

Chances are the radiant heat still works and just needs servicing and/or air purging. est. cost = $ 300

thank you so much for your reply.

My offer pretty much based upon the heating system cost now. The tax on this property is $12000 a year. i cannot appeal until the end of april of next year and no gurantee if my appeal will be hornored. I have to get the price right otherwise the tax alone will kill me right there.

One more question, if i add duct, air conditoning, heating system to the entire house. Can i just leave the radiant heating (floor heating system) the way it is now since i am going to use the new forced air and cooling system (instead of pulling them out from the concreate under the carpet and ceremic)? thank you so much again!!!

i post the topic on a different website and got answers.

Yes, it is expensive to install the duct system but it is nowhere near 100k. it should be around 10k.

if i choose to abandon the radiant heating system, it is best to make sure the water is drained out of the pipes so it won't leak in the future(it won't leak without water)
